Agency: Zero Billion
Industry: Luxury Real Estate
Location: Zagreb, Croatia
Objective: Establish market dominance in Zagreb’s premium property sector through elevated brand positioning, digital transformation, and high-ticket client acquisition in a competitive luxury real estate market.
Overview
Lux Edge Realty, Zagreb’s premier boutique real estate firm specializing in high-end residential and investment properties, had cultivated an exceptional eye for architectural excellence. Yet, despite its curated portfolio, the agency struggled to differentiate itself in a market saturated with traditional competitors. Zero Billion was enlisted to reimagine the brand’s digital ecosystem, optimize its sales funnel, and unlock the untapped potential of its luxury listings. Within four months, the collaboration yielded €3.2 million in closed sales, an 800% increase in qualified leads, and a 38% reduction in customer acquisition costs—establishing Lux Edge as Zagreb’s undisputed leader in premium properties.
Challenges
Lux Edge faced a series of complex problems in the middle of Croatia’s highly competitive real estate market. Brand confusion was the largest issue. Despite a new niche of architectural curation and high-discretion client services, Lux Edge’s message was generic and undifferentiated. This confusion was making it difficult for the brand to be remembered among luxury consumers and high-end property investors who desire exclusivity and precision.
Yet another significant roadblock was that Lux Edge relied too heavily on third-party online destinations. While the portals provided a gush of eyeballs, their prices were outrageous—consuming profit in the form of extremely high commission fees and never providing access to valuable first-party customer data. Use of these locations did not give much customer path control to Lux Edge, together with little potential for building long-term customer relationships and potential remarketing possibilities.
Lead management was also a key bottleneck. Approximately 80% of the new leads became cold within the first 48 hours due to the absence of a systematic follow-up process. Without automation or a highly optimized sales process, leads got lost through the cracks, which resulted in significant missed revenue as well as a watered-down client experience.
Internally, operational inefficiencies place greater strain on the business. Agents spent more than 15 hours of a week switching between WhatsApp, email threads, and hand-me-down spreadsheets to manage prospects and listings. This fragmented process not only created delays and communication errors but also diverted time that could have been utilized closing deals or providing personalized service.
Solution
Brand Repositioning & Digital Ecosystem Redesign
Zero Billion repositioned Lux Edge as “Zagreb’s Curated Living Authority.” This new narrative emphasized architectural sense and VIP entry to the most coveted properties in the city. The agency site was completely redesigned as an experiential digital experience, one that was as much designed to showcase properties, as to reveal engaging lifestyle stories.
The new site featured property-specific microsites with 3D virtual tours and neighborhood lifestyle video embedded, giving prospects a feeling for the home and neighborhood. Trust building was added through developer interviews and verified seller testimonials. High-intent leads were generated with a gated intelligence tool—the “Zagreb Luxury Pricing Blueprint”—as a downloadable lead magnet.
Precision Audience Targeting
Focused online campaigns became a key driving force behind qualified traffic. Using geo-luxury targeting on Google and Facebook, Lux Edge focused on high-net-worth individuals in Zagreb’s affluent neighborhoods and reached the expat community. Dynamic retargeting was used through pixel-based tracking, which displayed previously viewed properties as well as VIP viewing promotions—resulting in a 21% boost in conversion rates.
Client Retention Architecture
In order to combat lead leakage and relationship management at scale, Zero Billion installed an AI-driven CRM system. The system was programmed to rate leads on a behavioral and engagement score, which allowed agents to engage with high-priority buyers. In addition, WhatsApp bots responded to 70% of first questions, significantly improving response time and consistency.
To encourage long-term loyalty, Lux Edge initiated a “Black Book” scheme—tiered membership with exclusive access to off-market listings, reserved for repeat customers and quality referrals.
Premium Service Monetization
To propel mean client value, Lux Edge launched concierge-level service bundles, which bundled property purchase with interior design guidance—priced at a 15% premium. The agency also established intimate partnerships with developers, having pre-launch access to specific luxury projects and offering those chances first to its high-end clientele.
“Zero Billion transformed us from invisible to indispensable. Their systems don’t just generate leads—they attract perfect-fit clients who appreciate our curation. We’ve become Zagreb’s worst-kept secret in luxury real estate.”
— Milan Kovač, Founder, Lux Edge Realty
Zero Billion’s fusion of luxury storytelling, sales automation, and hyper-local targeting propelled LuxEdge past legacy competitors. By replacing chaotic manual processes with a scalable digital engine, the agency now commands premium fees while delivering white-glove service—proving that even in traditional industries, brand distinction plus systems equals dominance.
